GRESB Real Estate Assessment
GRESB (Global Real Estate Sustainability Benchmark) is a global standard for assessing the sustainability performance of the real estate industry worldwide. It was established in the Netherlands in 2009 and has since become a leading framework for evaluating the Environmental, Social, and Governance (ESG) practices of real estate companies and infrastructure projects. Unlike other green building assessment systems like LEED and EEWH, GRESB focuses on evaluating the sustainability of real estate companies at the corporate level rather than individual buildings or projects. This approach allows for a more comprehensive assessment of a company’s overall commitment to sustainable and green practices.
GRESB is an investor-led and industry-driven organization, that provides a platform for comparing and benchmarking the ESG performance of real estate companies and infrastructure projects. It collects standardized data and information annually and makes it available to the capital market. This data is utilized by various stakeholders, including listed real estate companies, private real estate funds, developers, and investors. For construction companies listed on the stock market, GRESB holds particular significance as it enables investors to evaluate and compare their sustainability performance against industry peers. By participating in GRESB assessments, companies can demonstrate their commitment to sustainability and attract investment from environmentally and socially conscious investors. This helps companies stay updated with industry best practices and enhance their credibility in terms of sustainability.
Industry collaboration and benchmarking: GRESB boasts participation from over a thousand companies worldwide, including real estate firms, developers, and funds. Additionally, more than 170 financial institutions utilize GRESB data for monitoring investment performance and decision-making. By participating in GRESB, companies can collaborate with industry peers, share knowledge, and benchmark their sustainability performance against others. This allows for a better understanding of key trends in ESG within the real estate industry and helps companies prepare for future challenges in sustainable development.
Portfolio analysis and performance monitoring: GRESB provides an online system for companies to analyze the strengths and weaknesses of their real estate investment portfolios in terms of ESG factors. This allows for ongoing monitoring of their performance and development trends over the years. By assessing their portfolios through GRESB, companies can identify areas for improvement, set sustainability targets, and track their progress toward achieving them.
In 2022, SSDC joined GRESB as a member, leveraging its expertise in guiding the planning and execution of nearly a thousand green building projects. With consultant resources involved in setting international standards, as well as its own professional experience in advising on green building projects, SSDC aims to create stronger “green competitiveness” for more stakeholders in the real estate industry in Taiwan. By staying informed and gaining firsthand information through its GRESB membership, SSDC aims to assist businesses in formulating sustainable and low-carbon building strategies.
SSDC assists the clients in establishing a GRESB taskforce to facilitate the implementation of GRESB programs. This includes providing education and training to explain the meaning and requirements of each scoring indicator. Through regular meetings, we will gain a deeper understanding of the client’s current situation and collect the necessary documents. Subsequently, data review and necessary improvements, including technical recommendations, will be conducted. Once the clients confirm the implementable measures and ensure the accuracy of supporting documents, SSDC will commence the preparation of GRESB submission documents. Within the specified timeline, we will upload the submission materials and act as a communication bridge between the clients and the GRESB organization during the review period. SSDC will assist in clarifying any issues and ensuring the quality of the submission materials to help clients achieve desirable rankings in the global GRESB assessment.
