Accessibility design is the key to age-friendly residential buildings.

Introduction

According to the current regulations in Taiwan, public spaces must comply with accessibility standards, and private residences also receive significant attention regarding accessibility.

 

For projects that obtain the “Accessible Housing Label,” they not only have accessible public spaces but also ensure that the passages, bathrooms, kitchens, and bedrooms within the accessible residences have sufficient space. The bathroom and kitchen facilities are optimized for accessibility, providing users with a more convenient and comfortable living experience.

Amidst the impacts of population aging and declining birth rates, accessible housing is becoming the preferred choice for homebuyers. This is an opportune time to enter this market because there are incentives available for projects targeting aging populations or participating in urban renewal efforts. By obtaining the “Accessible Housing Label” for new accessible residences, developers can receive an incentive of 5% increase in FAR(floor area ratio). By seizing the opportunity to tap into the aging population market, developers can not only stay ahead of the curve but also maximize the benefits in terms of buildable floor area.

>1 unit household that complies with the accessibility design standards for housing.

Accessible Housing
Building Label

>FAR incentive of 5% for urban dangerous and dilapidated building renewal projects.
>At least 3 units and more than 5% of the total units in the privately owned area comply with the accessibility design standards for housing.
